📊 Local Monthly Market Overview (April 2024 – March 2025)
Median Sold Price
Currently, the property values in Downtown West Palm Beach are in an upward trend. As demand increases and/or supply decreases, the median sold price will increase.
Mortgage Rates
The mortgage rates affect buying power and help explain pricing and volume shifts. As you can see, we are currently in a downward trend. Based on current economic factors, experts are predicting lower mortgage rates to come. This will result in higher prices and more competition in the market.
Absorption Rate
The Absorption Rate measures the rate at which properties are being absorbed into the market, reflecting the demand for real estate in a specific area. It signals market competitiveness. This is expressed in months.
Interpreting the rate:
- Seller’s Market: A low absorption rate (e.g., below 5 months) suggests a seller’s market, where demand outstrips supply, potentially leading to higher prices and faster sales.
- Buyer’s Market: A high absorption rate (e.g., above 7 months) indicates a buyer’s market, with more properties available than buyers, potentially leading to lower prices and longer sales times.
- Balanced Market: A balanced market typically has an absorption rate between 5 and 7 months, suggesting a healthy equilibrium between supply and demand.
Sold Listings
This graph of sold listings, along with the absorption rate, shows how much inventory is being purchased. The current market is starting to reach similar sold listings to last year. Given the amount of new listings hitting the market, we are likely going to remain in a buyer’s market throughout this next quarter.
